REAL ESTATE FINANCING OPTIONS

• Hard Money / Bridge Financing -  Is available to qualified borrowers who are in need of a fast financing source and understands the value of this type of funding.  Hard Money or Bridge loan financing is available for all types of projects or business expansion needs.  Hard money can be used for real estate development, land acquisition with plans for project development, business expansion, bankruptcy bailout, to name a few.  The loan repayment can be as fast as you can pay it back!  Most lenders do not charge you prepayment penalties if you can pay it back fast.  These loans can run from 3 months to 36 months.
  

• Rehab Financing - Investors in the renovation market not willing to use your own funds, can access this type of financing. A Rehab Hard loan is a short term, high interest loan that gives you the opportunity to buy a property (in most cases, a house or multifamily unit) with no money out of your pocket.  Our lenders will loan up to 70% of the ARV.  They will lend you the money to buy the property, repair it, and the closing costs up to 70% of the ARV. The repair funds are kept in the lenders account and released to the borrowers in draws stages.
  

• Commercial Loan Financing - Is available to qualified borrowers who do not fit into the conventional banking guidelines.
